Commercial Real Estate Transaction: A New Opportunity for Success

Antoitalia acted as advisor, on behalf of a major private investor, in the acquisition from Goldman Sachs Asset Management of a portion of a prestigious office building known as the San Babila Business Centre, located at Corso Vittorio Emanuele II 24-28, in Milan.

The complex, which has eight floors above ground and a gross floor area of approximately 9,700 square metres, was originally designed by BBPR and subsequently modernised in 2021 by the renowned Citterio-Viel studio. The building, equipped with efficient and functional spaces, has obtained important certifications, including LEED Gold and WELL Silver, thanks to its recent renovation and technological modernisation.

This prime asset, located in the centre of Milan, offers a strategic location and great potential for commercial and office development. At present, the relevant area, between San Babila and Piazza del Duomo, is going through a favourable period, thanks also to the urban regeneration project between San Babila and Largo Augusto, which envisages the creation of a vast pedestrian area extending as far as Corso Europa, Via Durini and Via Verziere. The regeneration plan is making a significant contribution to enhancing the area’s attractiveness, also in view of its immediate proximity to the M1 and M3 underground lines and the brand new M4, which guarantees a direct connection to Linate airport in less than 15 minutes for just 7 stops. With the realisation of the linea Blu, piazza San Babila becomes one of the most important public transport interchanges.
